PROFESSIONAL REALTOR® DESIGNATION
All real estate agents are not created equal. Only those agents who are members of the NATIONAL ASSOCIATION OF REALTORS® are properly called REALTORS®. I am required to follow a strict code of ethics and expected to maintain a higher level of knowledge of the process of buying and selling real estate. In other words, if you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a REALTOR®.

Before I sit down with you to talk about pricing your home, I will prepare a Comparative Market Analysis that consists of active, pending and recently sold properties in your neighborhood. I feel it is important to price your house "right" so we can achieve the goal of getting your home sold! (Did you know that if you are 10% too high in pricing, you lose 30% of the prospective buyers that would view your home? That's why pricing is IMPORTANT! ) You have to make the decision on that, but it is my job to give you the best information possible to help you make the "right" decision.

CONSISTANT COMMUNICATION!!!
I often work with clients who come to me because they had a bad experience with another agent. To my amazement, by far the top complaint I hear is that their (past) agent had little or no communication with them.

I make the following commitments to each and every client:
Being available for calls - If I'm not in a meeting, my cell phone is on. If you get my voicemail, leave a message and I WILL return your call.
Providing feedback after each showing – I will do my best to provide you with feedback when your house is shown. Communications between agents is not always what it should be, but I will do my best give you feedback about your showings.
Delivering progress reports on a consistent basis - Prudential has a wonderful tool called Online Seller Advantage to help you stay informed about your property. You will receive automatic updates weekly to help you know the number of times your home has been viewed with online searches. It also lets you know what other properties are listed and sold in your area so you can keep up with the competition and make good decisions about price changes when necessary.
